Upper Providence Township's Planning Commission voted to forward a revised residential development plan at 104 Hasson Road to the board of supervisors at its April 15 meeting, following months of back-and-forth revisions between the applicant and township officials.
The updated tentative sketch retains 14 residential lots across the 28-acre site but features a redesigned layout. Most notably, a shared driveway that had drawn repeated criticism from commissioners, supervisors, and neighboring residents has been eliminated entirely. The revised layout brings the affected lots up toward the development’s main loop drive.
The project’s engineer told the commission the redesign delivers measurable environmental benefits. Open space now exceeds four times the township minimum — more than 11 acres — up from two and a half times the minimum under the prior plan. Impervious cover was reduced by more than half an acre, and an additional 1.4 acres of woodland will remain undisturbed. Deed restrictions will prevent future slope disturbance behind affected lots.
The plan also expands vegetative buffering in response to neighbor requests, extending it along the full length of the property down to Hasson Road rather than covering only a portion of the site.
