The cricket complex proposed by Parkmat, LLC, at 361 West Linfield-Trappe Road cleared a major hurdle at the Limerick Township Board of Supervisors meeting on Tuesday, receiving unanimous conditional use approval after Township Solicitor Rebecca Geiser outlined a detailed list of requirements the applicant must meet.
The approval follows a public hearing held on April 7, during which the board heard testimony on the project — a regulation-size outdoor cricket field, a 33,000-square-foot indoor recreational building, and roughly 190 parking spaces across two lots on approximately 14 consolidated acres in the Office Limited Industrial zoning district.
The 14 Conditions
Before the board voted, Geiser read the full list of conditions into the record:
- The applicant shall comply with all notes, testimony, and exhibits offered at the April 7 conditional use hearing.
- The applicant shall demonstrate compliance with township lighting, landscaping, and buffering standards during land development review.
- Outdoor use of the field is limited to the hours of 9 a.m. to 9 p.m.
- No alcohol is permitted on the property.
- The applicant shall comply with all applicable federal, state, and local laws and ordinances.
- The applicant shall conduct a speed study for traffic on Linfield-Trappe Road.
- The applicant shall comply with review letters from the township's engineers.
- Outdoor maintenance, including mowing, is prohibited between 9 p.m. and dawn.
- A maximum of two games per day is permitted on the outdoor pitch.
- The property shall be served by public water and shall not rely on a well unless otherwise authorized by the Department of Environmental Protection.
- No fertilizer, pesticides, or herbicides may be applied within 50 feet of the on-site stream.
- Stormwater filtration strips shall be installed and maintained.
- Outdoor lights shall only illuminate the parking lot and shall not spill onto neighboring properties.
- Prior to preliminary land development approval, the applicant must submit an event management plan.
