A 51-unit townhome development along West Ridge Pike moved closer to construction after the Limerick Township Planning Commission unanimously recommended final plan approval at its Thursday meeting.
The project, known as Hawthorne Square, is proposed on approximately seven acres at 311, 313, 319, and 327 West Ridge Pike. Developer W.B. Homes is the equitable owner of the property.
What's Being Built
The development calls for 51 two-story townhome units arranged around a courtyard design with a central green space. W.B. Homes has built similar units at its Everleigh and Ironwood developments, according to project manager Justin Strahorn. Access to the community would come through a single ingress and egress drive off West Ridge Pike.
The site, which is adjacent to the Waltz Golf Farm, currently includes several commercial properties along its West Ridge Pike frontage — among them Platinum Plumbing, Heating & Air Conditioning and a Xerox business — all of which are set to remain. The United States Postal Service location at a corner of the site will also remain, with an improved parking lot that will share access with the plumbing and HVAC business. The real estate office on the property is expected to be demolished.
As part of the land development, the applicant is also coordinating with PennDOT to consolidate curb cuts and install sidewalk across the full property frontage. An emergency-only access point near the post office will not be open to general public traffic.
